Why we serve Cibolo
Cibolo is a town in the middle of growing up. New subdivisions keep going in off FM 1103 and FM 78, with commercial following the rooftops, and that new construction is most of the reason we work out here, about thirteen miles east of our shop in Guadalupe County near the IH-10 side. A lot of the ground being paved in Cibolo has never had pavement on it before.
That ground is expansive Blackland clay, some of the most active soil in the area. On a brand-new build the clay has often just been cut, filled, and graded, which means it is disturbed and it will keep adjusting for a while. A driveway or a lot laid over freshly worked clay that was not compacted and stabilized right is a driveway that cracks as the ground finds its level.

What Cibolo homes deal with
New construction has a problem an older lot does not: the ground is fresh. When a site is cut and filled to build on, the clay gets moved, and disturbed clay settles and adjusts as it takes on and gives up moisture. Pavement put down over fill that was not properly compacted rides that settling and cracks early, which is why on a new Cibolo build the compaction and the subgrade prep matter even more than usual.
Even settled, Blackland clay is expansive, so it swells wet and shrinks dry every season. A new driveway or slab has to be reinforced and jointed for that movement, and where the loads or the stakes are higher the subgrade gets stabilized so the clay holds still. Building on clay is fine when built for. The trouble comes when someone treats clay like it will sit still on its own, because it will not.
The commercial side is racing to keep up with the rooftops. New centers and pads are going in to serve all the new residents, and those lots want to be built once and built right, sized for the traffic they will grow into. A lot that was value-engineered thin to open fast gets torn up again in a few years, and on fast-growing ground that is an expensive way to save money up front.
How we handle it
On new Cibolo construction we do not trust fresh-cut clay to behave. We compact and, where it counts, stabilize the disturbed subgrade so the pavement is not riding fill that is still settling, then reinforce and joint the concrete so seasonal clay movement cracks it on a clean line rather than across the middle. Asphalt goes down over a base sized for what the property will carry down the road, not the bare minimum that opens the doors. Because we clear, haul, pave, and pour, we can take a raw graded lot straight through to finished driveways, slabs, and parking with one crew.

We are opening a business as Cibolo grows. Should we build the lot for now or for later?
For later, within reason. Cibolo is growing fast, and a lot built thin to open cheap gets torn up again as the traffic climbs. We would rather size the base and the layout for the traffic you are going to have in a few years than build it twice. Tell us where you expect it to go and we will build for it.
Is it a bad idea to build on Blackland clay at all?
No, it is just clay that has to be built for. It swells when wet and shrinks when dry, so we reinforce and joint concrete for that movement and stabilize the subgrade where the job calls for it. Built right, pavement on clay lasts. The trouble only comes when someone lays it as if the clay will hold still on its own.
Can you take our new lot from raw dirt to finished parking?
Yes, and on new construction that is the efficient way. We can clear and grade the site, bring in and compact the base, pave the asphalt, pour the concrete curbs and pads, and stripe it, all with one crew and our own trucks, rather than you sequencing separate contractors on a build schedule.
