What we do
Seal coating, often written sealcoating, is maintenance for asphalt that is still sound. South Texas sun and heat dry out the binder that holds asphalt together. The surface fades from black to gray, turns brittle, and water starts finding its way in. A seal coat goes on over that surface to protect it.
We sealcoat commercial parking lots and residential driveways. The first thing you get from us is a straight answer on whether your asphalt is a sealing job at all. Sealer protects good pavement. It does not fix a lot that is already breaking up, and if yours is past that point we will say so and talk you through paving instead.
On a parking lot we can seal coat and restripe in the same visit, so the lot only closes once.
Our process
We look at the surface first and tell you what it needs. If sealing is the right call, you get a firm quote before any work starts.
Before we start, we agree with you when the lot or driveway can take traffic again, because that depends on the weather on the day. If the lot is being restriped, the striping goes down on the fresh surface in the same visit.
Who seal coating is for
- Commercial parking lots kept on a maintenance schedule
- Property managers looking after a paving investment
- Residential driveways fading from black to gray
- Lots about to be restriped that need a fresh surface first
- Owners who want to know whether to seal now or plan a repave

What the South Texas sun does to your asphalt
Fresh asphalt is black and flexible because of the binder, the tar that holds the aggregate together. The sun is what kills it. UV dries the binder out, and as it dries the pavement goes from black to gray, loses its flex, and turns brittle. Once it is brittle, the small stones at the surface start to come loose, that is the raveling you see as a rough, sandy texture, and water gets into the cracks and works down into the base.
San Antonio gets a long, strong sun season, so this happens faster here than in a milder climate. A seal coat is the layer that takes the UV hit instead of the pavement, which is exactly why a lot that gets sealed on a cycle outlasts an identical lot that never does.
When sealing is worth it, and when it is not
Seal coating is one of the best-value things you can do for good asphalt and one of the worst things to waste money on for bad asphalt. On a sound lot, it protects the binder, blocks water, resists fuel drips, and pushes the expensive repave years down the road. That math is strongly in your favor.
On a lot that is already failing, with cracking that goes all the way through and a base that is shot, a seal coat is lipstick. It looks fresh for a month and does nothing for the real problem. We will tell you which one you have. If your lot is a good candidate we will seal it and mean it, and if it is past that, we will show you why and talk about paving instead of taking your money for a coat that will not hold.

Seal Coating FAQs
How often should I seal coat my parking lot or driveway?
Go by the condition of the surface rather than the calendar. Asphalt that has faded from black to gray, feels dry or is starting to lose its surface is due for a look. Lots in full sun all day and lots with heavy traffic tend to get there sooner. We will look at yours and tell you whether it needs sealing now.
Will seal coating fix the cracks in my asphalt?
No. Seal coating protects a sound surface. It does not repair structural cracking or a failing base. If your lot has gone past sealing, we will tell you and talk through paving options instead.
How long does the lot need to stay closed?
It depends on the weather on the day, so we agree the reopening time with you before we start. On a commercial lot we plan the work to keep the closure as short as we can.
Can you seal coat and restripe at the same time?
Yes, and it is the right order. The striping goes down on the fresh seal coat, and doing both in one visit means the lot only closes once.
Do you sealcoat commercial parking lots in San Antonio?
Yes. We sealcoat commercial parking lots and residential driveways in San Antonio, Stone Oak, Timberwood Park, Bulverde, Schertz, Selma, Cibolo, Converse, Shavano Park, Leon Springs and Hollywood Park.
Is seal coating worth it?
On asphalt that is still sound, it is how you look after the surface you already paid for. On a lot that is already breaking up, it is not worth it, and we will say so before you spend anything.
